Easily explained. It deals with an apartment equipped with all comforts and services, that is used as an alternative to hotels or residences by tourists, businessmen and by all those people that, for many reasons, prefer a home than a hotel room to work or give friends hospitality, to live or take care of a relative in a convalescence period.

The flat is equipped with electricity, sanitary warm water, winter heating and air conditioning not according to consumption but all inclusive (*).  Furthermore it is furnished with hat stands, wardrobes, beds, sofas or armchairs, television, table, chairs or stools, a practical and nice cooking area provided with wall units and furniture, extractor hood, glass ceramic plate, microwave oven, refrigerator, crockery, cutlery, etc.

The cleaning service, to require expressly, foresees bedclothes and towels as well as the tidying up of the flat by specialized staff with the agreed frequency. Moreover, always on demand, we provide: a small digital safe, pay-tv and for Internet users “no limits” high-speed connections with WI-FI technology not only in the apartment but in the whole estate.

Firstly you have to search the apartments available. Then you have to send an unbinding request by e-mail, by post, by phone or, why not, also fixing a date and taking the opportunity to visit the estate Il Residenziale, specifying:
– number of occupants, properties of your ideal flat and length of stay. Sometimes it is possible to reserve the flat by credit card or by other accepted means as soon as your e-mail comes.

If the flat having the properties required by the customer is available, it is assigned immediately. Otherwise we will identify and suggest a flat with comparable properties.

Each flat group has specific properties and prices. Furthermore the final price is calculated basing on flat type, additional services provided, stay length (the more your stay lasts, the higher discount you receive). After a right calculation, we are in a position to formulate a price and to submit it to the customer.

For reserving a flat it is necessary to:

– communicate your particulars (providing identity card) to the staff and sign the contract.

– pay the Reservation Charge that means an advance on the whole rent carried out by bank transfer, by credit card, by cheque or cash.

The down payment can be done remotely. The balance has to occur before entering the flat in a whole solution. Exceptions will be done time by time and for stays longer than one month.  The payment of the rent and of all services must happen strictly each week.

Cancellations are always possible but charging penalties bound with the notice period. Should the reservation be cancelled before the lease starts, the company has the right to withhold the Reservation Charge, previously paid while booking. Should the reservation be cancelled with a notice till 9 days before, just the Reservation Charge will be kept; should it happens 8 till 3 days before, the company has the right to keep the Reservation Charge and the deposit. Should the cancellation arrive with a notice shorter than 72 hours, the company is permitted to withhold the whole rent amount. The Reservation Charge will be lost in any case.

On the website you can see pictures of each flat type. By the way, for stays longer than one month our staff is ready to show you the free flats directly in situ.

In case of problems, we reserve the right to assign you an apartment belonging to the same class, or even to a superior one than what reserved or to find a temporary solution till entering the flat. You can contact us in the office hours (Mondays to Fridays, weekdays, from 9.00 till 13.00 and from 14.00 till 18.00) directly at our office or just in emergency cases at the phone number +39 339 1996210 or at the mobile number provided you during the booking process.

Check-in occurs starting from 15.00 o’clock while check-out must be till 12.00 o’clock. Should you check-out later, you will be charged with an extra amount corresponding to a lease day.

First of all we suggest you to inform our staff immediately about your need to extend the stay. Just if the flat has not been leased then the stay extension will be accepted to the relevant rates. Should the flat not be available, you will be assigned with a new flat, where possible.
